Tucson Vacation and Second Home Buyers

If you didn't already know it, Tucson is a destination city.  Our climate, mountainous topography and abundance of outdoor activities attract  thousands of new residents each year,  and a large percentage invest in second homes. Whether it be for retirement, investment or just a vacation home to come visit during the winter, Tucson appeals to everyone that's hoping for a little bit of paradise with very little rain!

The Baby Boomer generation makes up the largest portion of our nation's  population; about 28%. This group is growing faster then ever; everyday 10,000 people become Baby Boomers!  Many people in this generation are currently buying second homes where they can retire in the future, and it's important to know that the home they  buy will fit their needs now as well as then. When buying a second home there are questions that buyers should have answered to insure they're making the right decisions  -

  • Should I rent out my home until I'm ready to live in it permanently? If so,  where is the best location to buy?

  • How long do I need to live in my home to avoid paying Capital Gains Tax? What are my tax consequences?

  • Should I pay cash or take out a loan?

  • Do I qualify for a 1031 Exchange?

  • How should my spouse and I take Title?
